Transforming a historic estate into a thriving business, hospitality and events destination
Client: Bayford & Company
Conlon Construction delivered the extensive refurbishment and redevelopment of Bowcliffe Hall Estate, breathing new life into a historic Grade II listed estate while creating a unique destination for business, hospitality and events.
The project combined heritage restoration, sustainable building upgrades and contemporary new-build construction, carefully balancing the estate’s rich history with the needs of a modern commercial operation.
The Challenge
The estate comprised a diverse collection of buildings, each requiring a different approach. From sensitive refurbishment works within the Grade II listed Hall to the creation of a striking new events venue and the repurposing of historic ancillary buildings, the project demanded careful planning, specialist expertise and close attention to heritage considerations throughout.
Our Solution
Conlon delivered a comprehensive programme of restoration, refurbishment and new-build works across the estate, including:
- Refurbishment of the Grade II listed Bowcliffe Hall
- Creation of a high-quality dining environment within the Main Hall
- Replacement of modern window systems with traditional timber sash windows
- Installation of a ground source heat pump to improve sustainability and energy performance
- Construction of the award-winning Blackburn Wing conference and events centre
- Delivery of a bespoke copper-roof structure inspired by the Blackburn Mercury Monoplane
- Reconstruction of Rosemount Cottage, retaining the original façade
- Refurbishment of the historic cricket pavilion
- Conversion of estate buildings into modern office accommodation
- Creation of a new estate entrance featuring wrought iron gates, limestone walls and high-quality landscaping
The Outcome
The completed redevelopment has transformed Bowcliffe Hall Estate into a unique destination that successfully combines heritage, business, hospitality and events within a single integrated estate.
The project has created a sustainable commercial future for the site while preserving and celebrating its historic character, ensuring the estate remains an important local landmark for generations to come.
From the landmark Blackburn Wing to the careful restoration of historic buildings across the estate, the scheme demonstrates how heritage assets can be successfully adapted to create long-term economic, cultural and commercial value.
