Conlon Construction delivered the redevelopment of a fire-damaged site at Lancashire Business Park, creating a substantial new industrial facility and secure external compound designed to support modern industrial and logistics operations.

Working on behalf of Lancashire County Developments Ltd, the project transformed an underutilised site into a high-quality commercial asset, helping strengthen one of Lancashire’s key business and employment locations.

The Challenge

The site had previously been occupied by a building that was destroyed by fire, creating an opportunity to bring the land back into productive use through the delivery of modern industrial accommodation.

The project was delivered within an active business park environment, requiring careful coordination to minimise disruption to neighbouring occupiers while maintaining programme efficiency and site safety.

Our Solution

Conlon delivered a comprehensive redevelopment programme, including:

  • Construction of a new 15,460m² industrial facility
  • Delivery of a 15,530m² secure external compound
  • Associated infrastructure and servicing works
  • Vehicle access and circulation improvements
  • External hardstanding and operational areas
  • Site preparation and redevelopment following previous demolition works

The development was designed to provide flexible, future-ready industrial accommodation capable of supporting a wide range of occupier requirements.
