Conlon Construction delivered Project Neptune for Associated British Ports, transforming a redundant section of the Port of Fleetwood into a modern, flexible commercial development designed to support future business growth and investment.
The project replaced ageing food processing facilities with high-quality industrial units, creating adaptable space capable of evolving alongside the changing needs of one of the North West’s most important working ports.
The Challenge
The existing food processing buildings had reached the end of their operational lifespan and no longer met the needs of modern occupiers. The challenge was to safely demolish and redevelop the facilities within a live port environment while creating a flexible commercial asset capable of supporting a range of future uses.
Alongside the redevelopment, essential infrastructure improvements were required to protect and maintain the operational integrity of the port estate.
Our Solution
Conlon delivered a phased demolition and redevelopment programme, including:
- Demolition of existing food processing facilities
- Construction of 12 new purpose-built commercial units
- Development of two modern warehouse buildings
- Flexible layouts designed to accommodate a range of occupier requirements
- Central access corridor serving Units 2–12
- Associated external works and infrastructure upgrades
- Revetment works to an existing quay wall
- Improvements to support the long-term resilience of the port estate
The units were designed with adaptability at their core, ensuring they can respond to future operational and commercial requirements as the port continues to evolve.

The completed development has created a modern commercial destination within the Port of Fleetwood, replacing outdated facilities with high-quality accommodation that supports business growth, investment and long-term economic activity.
